Horwath HTL was engaged to assess the market potential and spatial design of proposed wellness facilities, as part of a city hotel redevelopment.
Project Scope
The engagement focused on providing initial strategic advice and concept development guidance for a planned hotel wellness facility to occupy a limited basement space allocation. Horwath HTL’s work was undertaken on an accelerated timeline to support upcoming resource consent proceedings, requiring rapid synthesis of market intelligence, spatial analysis, and operational planning expertise.
Key activities included:
- Conducting a discovery and scoping meeting with the client and project designer to establish objectives, available gross floor area, and target market positioning.
- Undertaking a site visit to review the proposed floorplan.
- Evaluating a three-pillar wellness concept — Movement (gym and group fitness), Recovery (traditional hotel wellness facilities and modern bio-wellness modalities), and Human Touch (day spa offering).
- Reviewing design plans with specific commentary on the layout, guest journey, adequacy of spatial allowances, and functional requirements.
- Assessing the proposed membership model alongside hotel guest expectations, identifying capacity considerations and strategies to balance competing priorities.
Outcomes & Benefits to the Client
Our report provided expert input and recommendations for improvement at a critical stage in the development programme. Specific design refinements were identified to strengthen the facility’s commercial viability and guest experience.
The engagement also outlined a phased approach to developing the bio-wellness programme, enabling the client to build demand ahead of higher-cost technology investments, and set out a clear pathway for a more detailed feasibility phase encompassing demand modelling, financial projections, and membership strategy validation.
