Ongoing Hotel Asset Management Services

Horwath HTL is engaged by the owner of an Auckland hotel to provide hands-on asset management services, following an earlier advisory process through which Horwath HTL assisted in appointing a new operator to reposition the property and improve performance.


Project Scope

The engagement covers the full spectrum of ongoing asset management activity. Acting as an independent intermediary between the owner and the hotel management company, Horwath HTL’s role is to ensure a relentless focus on incremental performance improvement and to maximise the financial return to the owner through disciplined oversight, proactive management accountability, and informed strategic guidance.

Key activities include:

  • Conducting periodic KPI analysis, identifying variances and recommending corrective actions where required.
  •  Monthly reporting on hotel performance relative to the broader Auckland market.
  • Attending and facilitating monthly owner–operator meetings.

  • Undertaking regular physical property checks to assess operational standards and maintenance.
  • Reviewing capital expenditure requests and making prioritised recommendations to the owner.

  • Contributing to the annual business plan across Sales & Marketing, Operations, Human Resources, CAPEX, and the financial budget.

Outcomes & Benefits to the Client

The appointment of a new operator marked a turning point for the hotel, with recent performance metrics demonstrating measurable improvement in trading. Since then we have provided support and advice regarding key staffing and operational issues, and supported the Hotel during the transition period.

Through ongoing asset management, the owner gains structured, expert-led oversight that bridges the gap between day-to-day hotel operations and ownership objectives, ensuring management accountability is maintained and that performance gains are sustained and built upon over time. The engagement provides the owner with both the operational intelligence and the independent voice needed to make confident, informed decisions at every stage of the hotel’s recovery.
