An owner of a derelict former hotel approached Horwath HTL for a short-form feasibility study to renovate the property, with the client seeking clarity on the project's viability in terms of market demand, financial performance, and operational feasibility. The aim was to provide a detailed evaluation to support informed decision-making

Project Scope

We were engaged to conduct a feasibility study for a potential hospitality development, with the client seeking clarity on the project’s viability in terms of market demand, financial performance, and operational feasibility. The aim was to provide a detailed evaluation to support informed decision-making.

The process began with an in-depth analysis of the proposed location, including its accessibility, local infrastructure, and proximity to demand drivers such as tourist attractions and business hubs. To complement this, we conducted extensive market research, examining regional trends, competitor landscapes, and target demographic preferences. This dual approach allowed us to identify market gaps and assess the project’s potential positioning within the competitive landscape.

Financial modelling formed a significant part of the study. By analysing development costs, projected revenue streams, and operating expenses, we built a comprehensive financial forecast. This provided insights into return on investment, break-even points, and potential risks. Additionally, we evaluated operational factors, such as staffing requirements, supply chain logistics, and service standards, to ensure the concept was practical and aligned with market expectations.

The final deliverable was a detailed feasibility report, including market insights, financial projections, and a risk assessment. Our recommendations covered potential adjustments to the concept, operational strategies, and steps for mitigating identified risks. The client gained a clear understanding of the project’s strengths, challenges, and opportunities, enabling them to proceed with confidence. By offering a robust foundation for decision-making, the study played a key role in shaping the strategic direction of the proposed development.
