Disposition Strategy Assessment for Two Internationally Branded Hotels
The project focused on evaluating disposition strategies, starting with an operational review of the hotels. Recommendations included product and service adjustments to increase revenue, reduce costs, and maximize ROI through market analysis and buyer profiling.
Project scope
Our firm was engaged to provide a disposition strategy assessment for two internationally branded hotels in Tbilisi, Georgia. The project required a comprehensive evaluation of the properties’ market positioning, financial performance, and potential exit strategies to maximise value for the ownership. Given the dynamic hospitality landscape in Tbilisi and the strategic importance of timing and market conditions, our role was critical in guiding the owners through an informed decision-making process.
We began with a thorough analysis of both hotels, including operational performance, revenue metrics, and their competitive positioning within the Tbilisi market. This included benchmarking against comparable properties, assessing demand drivers, and evaluating the impact of recent market trends on the hotels’ asset value. Additionally, we conducted a detailed review of the contractual obligations tied to the international branding and operational agreements to identify potential implications for the disposition process.
Our analysis extended to market research, incorporating buyer profiles, investment trends, and regional dynamics to gauge interest levels and establish optimal positioning for potential sale opportunities. We worked closely with the ownership to outline clear objectives, including financial targets and non-financial considerations, such as the timing of the sale and continuity of operations under the existing brands.
Based on these findings, we developed a tailored disposition strategy, detailing recommended sale structures, target buyer segments, and marketing approaches to highlight the properties’ unique value propositions. We also provided insights into potential negotiation levers to optimise terms during the sales process.
Our strategic guidance enabled the ownership to approach the market with confidence, ensuring the hotels were positioned to attract high-calibre investors and achieve maximum asset value. The assessment not only provided clarity on disposition options but also supported the owners in aligning the transaction with their broader investment strategy.
