Horwath HTL was contracted to conduct a feasibility study for a proposed midscale hotel in Salamanca, Guanajuato, Mexico. The study aimed to assess the viability of the project by analysing market conditions, operational potential, and financial performance, ensuring the development aligns with the region’s economic and hospitality trends.
The study began with an in-depth analysis of Salamanca’s local market, with a particular focus on demand generators such as the city’s industrial sector, led by the nearby refinery and automotive plants, as well as regional business and tourism activity. This analysis helped define the target guest profiles, including corporate travellers and visitors linked to the area’s industrial base.
A competitive benchmarking analysis was conducted to evaluate existing hotel supply in Salamanca and nearby cities, focusing on midscale properties. Key performance metrics, such as occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR), were reviewed to identify market gaps and opportunities for differentiation. Particular attention was given to the availability of modern, high-quality accommodations that cater to business travellers’ preferences.
The study also included operational recommendations tailored to the midscale market. This encompassed optimal room configurations, service offerings, and amenities designed to attract the target audience. Branding and positioning strategies were developed to ensure the property appealed to both local and regional markets.
Financial modelling formed a critical component of the feasibility study, projecting revenue, expenses, and profitability over time. Multiple scenarios were evaluated to provide a robust financial analysis, considering variables such as market demand fluctuations and operational efficiencies.
The final deliverable was a comprehensive feasibility report, presenting actionable recommendations and financial projections.
