Hotel Development Potential Analysis

Project Scope

The municipality of Schiedam commissioned Horwath HTL Netherlands, to conduct an analysis of the hotel market and assess the potential for new hotel developments. This project aimed to provide the municipality with a comprehensive understanding of the local market dynamics and support strategic decisions on expanding the city’s accommodation offerings.

The study began with an evaluation of Schiedam’s tourism and business ecosystem. Key factors, such as visitor demographics, travel patterns, and demand drivers, were analysed to establish the city’s capacity to attract both leisure and business travellers. Schiedam’s proximity to Rotterdam’s port and its cultural and historical assets were central to understanding its potential for growth in the hospitality sector.

A competitive analysis was performed to benchmark existing and planned hotel supply in Schiedam and the surrounding region. Metrics such as occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR) were studied in detail to identify market gaps and opportunities for differentiation. The analysis also considered trends in guest preferences, such as the growing demand for boutique and sustainable accommodation options.

The final report provided a detailed assessment of the market potential for new hotel developments, including projections for future demand and recommendations for hotel positioning and target markets. Strategic advice was also offered on how the municipality could attract investment and foster hotel developments that align with Schiedam’s long-term vision and objectives.

By delivering a data-driven and actionable analysis, Horwath HTL empowered the municipality of Schiedam to make informed decisions, ensuring that future hotel developments would contribute to the city’s economic growth and enhance its appeal as a destination.
