Project Scope

Horwath HTL was engaged to assist with the operator selection and contract negotiation for the Courtyard by Marriott Suvarnabhumi Airport project. The objective was to secure an operator whose expertise and brand alignment would maximize the potential of the property, strategically located near Bangkok’s Suvarnabhumi Airport, one of Southeast Asia’s busiest travel hubs.

The process began with a thorough analysis of the airport hotel market, focusing on trends in traveler demand, competitive benchmarking, and the unique requirements of transit and business travelers in the area. This research informed the criteria for identifying a suitable operator that could deliver a high-quality guest experience while ensuring strong financial performance.

Horwath HTL curated a shortlist of potential operators, evaluating each on key factors such as brand reputation, operational expertise, management structure, and alignment with the project’s strategic vision. Courtyard by Marriott emerged as the preferred operator due to its strong global presence, proven track record in airport hotel operations, and alignment with the target market’s needs.

The next phase involved contract negotiations with Marriott International. Horwath HTL provided strategic support in structuring terms that balanced the interests of both parties. Key aspects of the agreement, including management fees, performance benchmarks, operational responsibilities, and branding standards, were carefully negotiated to ensure mutual benefits and long-term success.

The engagement culminated in the formalization of an agreement that positioned the Courtyard by Marriott Suvarnabhumi Airport to cater effectively to its market while adhering to Marriott’s global standards.
