Brand Selection and Contract Negotiation for the Luxury Collection Matild Palace

Project Scope

Our firm was appointed to manage the brand selection and contract negotiation for Matild Palace, a landmark heritage property in Budapest, Hungary. The owners sought to align the property with a prestigious global luxury brand that could honour its historic character while elevating its profile in the international luxury market. Our objective was to identify the ideal brand and secure terms that supported the owners’ strategic goals.

We began with a thorough market analysis, assessing competitive positioning, guest demographics, and financial projections. Recognising Matild Palace’s architectural significance and unique narrative, we identified the need for a brand that seamlessly integrated luxury with a focus on cultural and historical preservation. Following an evaluation of leading luxury brands, The Luxury Collection by Marriott was selected as the best fit, offering a globally recognised platform that aligned with the property’s vision.

Following the brand selection, we led the negotiation of the Hotel Management Agreement (HMA). The process included detailed discussions on management fee structures, brand standards, and performance benchmarks. Particular attention was given to the preservation of Matild Palace’s historic elements, ensuring that the brand’s operational model respected the property’s heritage while meeting luxury standards. Additional terms secured owner oversight on key decisions, such as budget approvals and major capital expenditures, ensuring alignment with their long-term strategy.

In parallel, we negotiated a Technical Services Agreement (TSA) to oversee pre-opening activities, ensuring a smooth transition from development to operations. Our role throughout was to facilitate collaboration between the owners and Marriott, resolving challenges and aligning interests to achieve shared goals.

The final agreements solidified a partnership with The Luxury Collection, establishing Matild Palace as a premier destination in Budapest and a beacon of luxury hospitality that honours its historic legacy.
