As part of a collaborative assignment, the Austrian, French, Swiss, and Dutch offices of Horwath HTL undertook feasibility reviews for hotel projects across their respective regions. The study aimed to evaluate the operational and financial viability of the project, providing a comprehensive analysis to guide the client’s decision-making. It began with an assessment of the property’s proposed concept and alignment with the Residence Inn brand, focusing on its extended-stay positioning and appeal to business travellers frequenting the Brussels Airport area.
The market analysis encompassed a review of regional and local demand drivers, including airport passenger volumes, corporate activity, and proximity to key business hubs. Competitive benchmarking provided insights into existing and planned extended-stay offerings, helping to identify market gaps and opportunities for differentiation.
Financial modelling was conducted to project the hotel’s performance under various scenarios, accounting for factors such as expected occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR). Operational considerations, including staffing, service delivery, and brand standards, were also evaluated to ensure the feasibility of the proposed model.
The final deliverable was a detailed feasibility report, including recommendations for optimising the hotel’s concept, market positioning, and operational strategy. This report offered actionable insights, helping the client to refine their plans and proceed with confidence.
