Horwath HTL was instructed on an Operator Selection and Contract Negotiations for the Long Island Seychelles Resort – secured the Shangri La Resort and Spa Brand.


Project Scope

Our firm was engaged to manage the operator selection and contract negotiations for the Long Island Seychelles Resort, a project demanding strategic expertise and market alignment. We began with an extensive market and feasibility analysis to determine the resort’s competitive positioning and operational requirements. This included assessing market demand, financial projections, and benchmarking against both local and international competitors. These insights informed our approach, ensuring the selected operator’s capabilities would align with the project’s luxury vision and long-term goals.

We developed a detailed Request for Proposal (RFP), clearly outlining the project’s objectives, operational expectations, and critical requirements. A shortlist of internationally recognised operators was then identified, each evaluated for their brand alignment, market presence, and proven success in similar environments. By analysing operational proposals, financial models, and management strategies, we identified a preferred operator whose expertise best matched the resort’s ambition.

Following this, we led negotiations to establish a robust Hotel Management Agreement (HMA), focusing on essential terms such as management fees, performance benchmarks, contract duration, and termination conditions. Additional agreements, including the Technical Services Agreement (TSA) and Pre-Opening Agreement (POA), were structured to support a seamless operational transition. Our legal oversight ensured all terms were clearly defined, mutually beneficial, and aligned with the owner’s strategic goals.

Throughout the process, we provided continuous advisory support, fostering transparent communication and collaboration among stakeholders. The result was the successful appointment of a globally respected operator, with agreements in place to maximise operational performance and deliver sustainable success for the Long Island Seychelles Resort.
