Our mandate included a full market and feasibility study alongside a concept review of a phased mixed-use resort destination development at Lake Tbilisi.

The first phase of the overall project included the development of a large-scale conference and resort hotel. For this component we have analyzed the local and regional demand for large-scale conference facilities and integrated resort amenities, ensuring the project could successfully capture both business and leisure segments. The detailed development concept review was conducted to refine the resort’s positioning, ensuring synergies between its business and leisure components.

Our recommendations guided the client in adjusting the development concept to maximize both room night demand and average rate potential, balancing commercial appeal with unique locational advantages.
