Hospitality Concept Development
Horwath HTL was engaged to support the transformation of an ambitious concept and vision into a commercially viable hospitality brand. Through structured analysis, strategic definition, and financial modelling, Horwath HTL helped shape that vision into a credible, investable proposition. The first property is intended to serve as the brand’s flagship, with a long-term goal of developing ten properties globally over the next decade and so multiple global sites were considered.
Project Scope
The assignment aimed to transform a visionary resort concept into a structured development strategy capable of attracting capital and strategic partners. It focused on defining the brand proposition, assessing market potential and evaluating feasibility for the first flagship site. This covered:
- Brand Proposition Development: Collaboration with the client’s leadership to articulate a new resort category blending luxury, wellness and digital connectivity for remote-working travellers. The concept targeted affluent professionals seeking community, creativity, and purpose.
- Global Market Assessment: Review of international travel trends, competitor benchmarking and analysis of the luxury resort and branded residential pipeline. This established the concept’s relevance and positioned it within the evolving hospitality landscape.
- Product Specification: Definition of guest unit sizing, amenities, programming and branded residential components. A SWOT analysis was conducted to benchmark the brand against emerging and established players.
- Site Feasibility Analysis: Evaluation of one of the global target locations, including a market snapshot of national and regional tourism, airlift and infrastructure assessment and future hotel supply and demand forecasts.
- Financial Modelling: Development of a five-year synthetic profit and loss model incorporating key KPIs. The model was designed to support investor engagement and inform site selection and design decisions.
The engagement translated a conceptual vision into a structured, data-backed business case. It provided the client with a clearly defined brand, a robust financial foundation for the first resort, and a compelling narrative for investors; laying the groundwork for capital raising, site acquisition, and future growth.
