Feasibility Study and Financing for Hybrid Hostel
Advisor on the development of a 612 bed hybrid hotels in Dublin City Centre.
Project scope
Horwath HTL was engaged as an advisor for the development of a 612-bed hybrid hostel in Dublin City Centre. The project required a comprehensive feasibility study, assistance in securing development and long-term financing, and advisory services for pre-opening and operational planning. This engagement aimed to ensure the project’s viability and successful execution in Dublin’s competitive accommodation market.
The feasibility study began with a detailed analysis of the hybrid hostel concept, blending traditional hostel offerings with modern hotel amenities to appeal to diverse traveller segments, including budget-conscious tourists, business travellers, and groups. A thorough market analysis was conducted to evaluate demand drivers, competitive positioning, and the overall market potential for this innovative accommodation format in Dublin.
Our team provided financial modelling to assess development costs, projected revenue streams, and operating expenses. This analysis included sensitivity testing to evaluate the project’s resilience under varying market conditions. Based on these insights, we prepared detailed documentation to support the client in securing development finance and structuring long-term financing agreements.
Pre-opening and operational advisory services were also a key component of the engagement. This included guidance on staffing models, operational workflows, and marketing strategies to ensure the hybrid hostel’s smooth launch and market penetration. Additionally, recommendations were provided for optimising room mix, communal spaces, and guest services to align with the preferences of the target demographic.
The deliverables equipped the client with a robust feasibility study, a clear financial roadmap, and actionable operational strategies. Horwath HTL’s involvement ensured the project’s viability, secured funding, and provided a strong foundation for the successful opening and ongoing operations of the hybrid hostel in Dublin City Centre.
