Appraisal of a recent Home2 Suites by Hilton

Horwath HTL was mandated to prepare a real estate appraisal of the 105-room upper midscale hotel located along the Trans-Canada Highway in Dorval, Québec – within the Montréal Airport marketplace.


Our consultants were engaged to conduct an appraisal of a recently developed Home2 Suites by Hilton, providing an independent valuation of the property for the client’s financial and strategic planning purposes. The appraisal required a thorough analysis of the hotel’s market position, operating performance, and future earning potential.

The engagement began with a review of the local hospitality market, assessing demand drivers, competitive supply, and economic conditions influencing hotel performance. We analysed comparable select-service and extended-stay properties, evaluating key metrics such as occupancy rates, average daily rates, and revenue per available room. The brand’s positioning within the market was also considered, assessing its appeal to corporate, leisure, and long-stay guests.

A detailed financial analysis was undertaken, reviewing historical operating performance and benchmarking it against market trends. Using income-based and market comparison valuation methodologies, we prepared projections of future earnings, incorporating expected revenue growth, operating cost structures, and industry-standard expense ratios. Sensitivity analyses were conducted to account for variations in market conditions and potential risks.

The appraisal provided the client with a clear understanding of the hotel’s current market value and its potential for long-term financial performance. Our independent assessment supported their decision-making regarding asset management, refinancing, or potential sale, ensuring a well-informed approach to maximising the value of the property.
