Horwath HTL Canada was mandated to conduct a comprehensive real estate appraisal of a 584-room luxury hotel located on leased land in downtown Toronto, adjacent to the Metro Toronto Convention Centre, a nearby office tower, and the iconic CN Tower. The appraisal required a detailed evaluation of the property’s market value, taking into account its prime location in one of the city’s busiest commercial and tourist districts.

Our team conducted an extensive analysis of the hotel’s current performance, focusing on key factors such as average daily rate (ADR), occupancy levels, and revenue per available room (RevPAR), as well as potential future market growth. Given the property’s connection to major city landmarks and its appeal to both business and leisure travellers, we assessed the long-term leasehold interests and the competitive dynamics of the luxury hotel market in downtown Toronto.

Additionally, we reviewed the surrounding infrastructure, including the Metro Toronto Convention Centre and nearby office buildings, to gauge the potential for increased demand. Our appraisal also factored in the challenges and opportunities posed by operating on leased land. The result was a thorough and data-driven evaluation of the hotel’s market value, helping the client make informed decisions for future ownership or financing strategies.
