The Polish investor behind the renowned H15 hotel collection—which includes the 5-star H15 Boutique Hotel in Warsaw, the 4-star H15 Francuski Hotel, and the 5-star H15 Luxury Palace in Kraków—was evaluating future development strategies to strengthen the brand’s market presence and operational model. To support this initiative, Horwath HTL Poland was engaged as the strategic advisor.

Horwath HTL Poland conducted a thorough analysis of the investor’s portfolio, examining key financial indicators, market positioning, and competitive landscape. The consulting team assessed multiple operational models, ultimately recommending a lease structure for all three hotels as the optimal strategy. This approach offered the investor enhanced revenue stability and reduced operational exposure while maintaining long-term asset value.

Following the strategic decision, Horwath HTL Poland was further tasked with managing the implementation of the lease model. Their responsibilities included identifying and analyzing potential operators, soliciting and comparing lease proposals, evaluating the financial and operational credentials of each bidder, and supporting the owner throughout the negotiation process.

The process concluded with the selection of Destigo—formerly known as Dobry Hotel—as the preferred tenant. As one of the leading hotel operators in Poland, Destigo’s lease of the H15 hotels in Warsaw and Kraków marks the group’s strategic entry into the luxury hospitality market. The transaction reflects a major step in Destigo’s growth and demonstrates Horwath HTL Poland’s ability to connect investors with high-performing operators through a disciplined, market-driven approach.
