Development & Re-Positioning for Welcome Hotels

Project Scope

Horwath HTL was engaged to support Welcome Hotels in the **development and positioning** of their portfolio through the acquisition of three existing hotels and two additional hotels under development in southern Germany and Tyrol, Austria. This project required a comprehensive coordination effort to ensure a successful transaction, including valuation, due diligence, and the preparation of key documents such as the Letter of Intent (LOI) and Memorandum of Understanding (MOU).

The engagement began with a detailed valuation and stocktaking process, providing an accurate assessment of the existing assets and the development potential of the two pipeline projects. Our team conducted a thorough market analysis to evaluate the performance of the existing hotels and the viability of the new developments, ensuring alignment with Welcome Hotels’ strategic objectives.

A robust due diligence plan was developed, covering legal, financial, and operational aspects. This process identified risks and opportunities associated with the assets, ensuring all critical factors were accounted for in the negotiation and decision-making phases. The findings were instrumental in shaping the transaction strategy and structuring the agreements.

We coordinated the preparation of the LOI and MOU to formalise the exclusive commitment between the involved parties, including landlords, tenants, sellers, and buyers. These agreements outlined the terms of the transaction, establishing a framework for moving forward while safeguarding the interests of all stakeholders.

The engagement concluded with the successful preparation and execution of the transaction, positioning Welcome Hotels for growth in the region. Our expertise ensured a seamless process, from asset evaluation to contractual commitments, enabling Welcome Hotels to expand their portfolio strategically and strengthen their presence in southern Germany and Tyrol.
