Delhi Aerocity – Planning and Feasibility
Delhi International Airport Limited (DIAL) – A consortium of Airports Authority of India, GMR Group, Fraport and Malaysia Airports, sought advice on developing a hospitality district at 56 acres of prime land at Delhi Aerocity.
Project Scope
Horwath HTL India conducted a comprehensive site assessment and strategic planning exercise for the development of Delhi Aerocity, a landmark hospitality and mixed-use district near the Delhi airport. The project involved the allocation of land into 13 distinct plots designed to accommodate hotels of various sizes and market positions, as well as a convention centre, retail spaces, and commercial facilities.
The engagement began with a detailed demand and facility assessment to identify opportunities and potential risks associated with the project. By analysing market trends, projected visitor demand, and competitive dynamics, Horwath HTL provided data-driven insights into the optimal mix of facilities. The recommendations included precise positioning for each hotel segment, ensuring alignment with anticipated demand and market needs.
The findings and strategic recommendations were critical to shaping the master plan, allowing the client to pursue a development concept that maximised the site’s potential. Key considerations included the integration of a world-class convention centre to attract MICE (Meetings, Incentives, Conferences, and Exhibitions) tourism, alongside retail and commercial spaces that complemented the district’s hospitality offerings. This holistic approach ensured that Delhi Aerocity could serve as both a business and leisure destination.
The project has since evolved into a thriving hospitality hub, currently hosting 11 hotels with 3,758 rooms. An additional two hotels with approximately 900 rooms and the convention centre are under construction, reflecting the scalability and long-term potential of the development. The total investment into Delhi Aerocity is estimated at Rs. 30 billion, underscoring the significant economic impact of the project.
