The development includes 6 upscale and above resorts with a total of 2,000 keys.
Project Scope
Horwath HTL was engaged to conduct a comprehensive market and feasibility study for a visionary 10,000-acre mixed-use destination development. This large-scale project includes six distinct lodging components, each featuring branded residences, and collectively offering 2,000 upscale and luxury keys. Our role also included recommending and facilitating the engagement of hotel brands for each component to align with the development’s ambitious vision.
The feasibility study began with an in-depth market analysis to evaluate the demand drivers for this unique destination, including its appeal for leisure, group, and residential markets. We examined regional tourism trends, competitive landscapes, and emerging traveller preferences to ensure the proposed lodging mix and branded residential offerings were well-positioned for success.
Each of the six resorts was tailored to address specific market segments, from ultra-luxury properties appealing to high-net-worth travellers to upscale family-friendly resorts designed to maximise group and family stays. The branded residences were integrated to enhance long-term value and provide year-round activity within the development.
Our engagement extended to recommending suitable hotel brands for each lodging component. Drawing on our extensive network and understanding of brand alignment, we evaluated global hospitality brands based on their market positioning, operational expertise, and ability to enhance the overall value of the development. We facilitated discussions and negotiations with brand representatives to secure agreements that aligned with the development’s goals and aspirations.
The recommendations provided ensured that the destination would attract a diverse audience and achieve operational and financial success.
