Project Scope
Horwath HTL was engaged to conduct a strategic value assessment of a portfolio comprising three resorts in Bali. The objective was to provide a detailed valuation and strategic analysis to support refinancing decisions, ensuring the properties’ value and potential were accurately represented to lenders and stakeholders.
The assessment began with a comprehensive review of the resorts’ operational and financial performance, analysing key metrics such as occupancy rates, average daily rates (ADR), revenue per available room (RevPAR), and profitability margins. Historical data was benchmarked against market trends to identify strengths, weaknesses, and opportunities for enhancement.
A market analysis was conducted to evaluate the competitive positioning of the resorts within Bali’s dynamic hospitality landscape. This included an assessment of demand drivers, such as the growth in luxury and experiential tourism, regional and international visitor trends, and emerging markets. Comparative benchmarking provided insights into the resorts’ performance relative to similar properties in terms of branding, amenities, and service quality.
The strategic value assessment also incorporated a detailed evaluation of each property’s physical condition, brand alignment, and market appeal. Opportunities for value enhancement, such as operational efficiencies, targeted marketing initiatives, and potential repositioning, were identified to maximise future performance and asset value.
The final deliverables included a comprehensive valuation report, supported by financial modelling, that outlined the resorts’ current and projected market value. This was accompanied by strategic recommendations to improve operational performance, optimise revenue generation, and strengthen market positioning.
