Project Scope
Horwath HTL was engaged to deliver master planning and financial feasibility services for the development of resorts overlooking the iconic Mt Bromo in Mt Bromo National Park, Indonesia. This project aimed to create a series of thoughtfully designed resorts that harmonise with the park’s natural and cultural heritage while adhering to sustainable development guidelines.
The assignment commenced with a comprehensive site assessment, focusing on the unique topography, climatic conditions, and ecological sensitivity of the national park. These factors were integral to identifying optimal locations for the resorts, ensuring minimal environmental impact while maximising views of Mt Bromo’s dramatic landscape.
Horwath HTL conducted an in-depth market analysis, evaluating demand from domestic and international tourists drawn to the region for its volcanic scenery, adventure tourism, and cultural experiences. Benchmarking against similar eco-tourism destinations provided insights into target market segments, pricing strategies, and service offerings that would position the resorts competitively within the region.
The master planning phase incorporated sustainable development principles, ensuring the resorts’ designs aligned with the park’s ecological and cultural integrity. Recommendations included low-density layouts, eco-friendly construction materials, renewable energy sources, and water and waste management systems. Special consideration was given to preserving local biodiversity and fostering community engagement by incorporating local artisanship and cultural storytelling into the guest experience.
The financial feasibility study provided detailed revenue projections, cost estimates, and return-on-investment analyses, ensuring the development’s financial viability. Scenarios accounted for varying tourist demand levels, enabling the client to make informed investment decisions.
