Operator Selection for a luxury hotel in Tokyo

Horwath HTL was appointed by Mitsubishi Estate to undertake a operator search for the Tokyo Torch Tower's luxury hotel, which will be the tallest building in Japan located near Tokyo Station. The hotel is planned to open in 2028. Dorchester Collection was selected to be the operator.

Project Scope

Horwath HTL was engaged by Mitsubishi Estate to lead the operator selection process for the luxury hotel within the Tokyo Torch Tower, set to become Japan’s tallest building near Tokyo Station. Scheduled to open in 2028, this iconic development aims to redefine luxury hospitality in Tokyo and serve as a landmark destination for global travelers.

The process began with an in-depth analysis of the Tokyo luxury hospitality market, focusing on emerging trends, target demographics, and the competitive landscape. Special consideration was given to the unique opportunities presented by the Tokyo Torch Tower’s location near Tokyo Station, a prime business and cultural hub. The study highlighted the need for an operator capable of delivering a distinctive, world-class luxury experience that matched the tower’s architectural and symbolic significance.

Horwath HTL curated a list of potential operators with a proven track record in managing ultra-luxury properties and the ability to bring a globally renowned brand to the project. Each operator was evaluated on critical factors such as brand alignment, operational expertise, market positioning, and the ability to create bespoke guest experiences that resonate with Tokyo’s sophisticated clientele.

Dorchester Collection, renowned for managing some of the world’s most iconic luxury hotels, was ultimately selected as the operator. The decision reflected their unparalleled expertise in delivering personalized service, timeless elegance, and cultural integration, making them an ideal fit for the Tokyo Torch Tower’s ambitious vision.

Horwath HTL provided Mitsubishi Estate with strategic guidance throughout the negotiation process, ensuring terms were aligned with the project’s long-term objectives. This included key considerations such as management fees, brand standards, marketing collaboration, and performance benchmarks.

The selection of Dorchester Collection marks a significant milestone for the Tokyo Torch Tower, positioning it as a flagship property in Japan’s luxury hospitality landscape. By facilitating this partnership, Horwath HTL played a pivotal role in bringing an operator that will elevate the project’s prestige and set new standards for luxury hospitality in Japan.
