Project Scope
Horwath HTL was engaged to conduct a feasibility study for a proposed luxury resort, providing a comprehensive evaluation of its potential within the competitive resort market. The engagement focused on delivering critical insights and recommendations across key areas, including market positioning, site suitability, facilities planning, and financial viability.
The study began with a competitive market analysis to assess the existing and upcoming luxury resort landscape in the region. This included benchmarking against comparable properties, evaluating demand drivers such as leisure tourism, corporate retreats, and special events, and identifying opportunities to differentiate the proposed resort in a crowded market.
A detailed site analysis was undertaken to evaluate the suitability of the proposed location. Factors such as accessibility, natural surroundings, proximity to key attractions, and the site’s potential to deliver a unique guest experience were carefully reviewed. Recommendations were made to optimise the integration of the resort within its environment, ensuring it would appeal to high-end travellers seeking exclusivity and authenticity.

Key performance indicators such as return on investment and breakeven timelines were included to support decision-making.
