Horwath HTL was engaged by a client who had secured a long-term Right of Occupancy for a centrally located plot in Dar es Salaam, intended for the development of twin towers: one designated as an office tower and the other as a 200-key hotel. To support the project’s planning and strategic direction, we conducted a comprehensive market analysis and financial feasibility study.
Focusing on the prime location of the site and the client’s vision to appoint an international management company to brand, manage, and market the proposed hotel, we assessed the local market landscape. This involved identifying and analyzing comparable hotel establishments in the area to evaluate prevailing accommodation demand trends. Our research provided a detailed understanding of market dynamics, including occupancy rates, average daily rates, and segmentation of demand in Dar es Salaam’s hospitality sector.
The insights from our market analysis informed our projections of future market growth, enabling us to assess the potential performance of the proposed hotel. Using these projections, we developed an indicative financial analysis to evaluate the likely revenue streams, profitability, and overall financial viability of the development. This study offered the client a robust foundation for making informed decisions about their investment, ensuring the project aligned with market opportunities and their strategic goals.
