Project scope

Horwath HTL was engaged by a PIF-owned company to provide strategic advisory services for a series of developments aimed at integrating wellness into the creation of a new entertainment economy in Saudi Arabia. The project’s main objectives included assessing the region’s current health and wellness hospitality landscape, identifying opportunities for competitive advantage, and crafting a comprehensive wellness strategy aligned with the broader vision of the developments.

The assignment began with a detailed survey of the region’s wellness and health hospitality sector. This included an analysis of direct competitors and international benchmarks to identify gaps in the market and opportunities for differentiation. This research provided critical insights into how the developments could establish a competitive advantage by offering unique, innovative wellness experiences tailored to regional and international demand.

Based on these findings, Horwath HTL identified specific opportunities within the developments and prepared a high-level positioning strategy for each. This included recommendations for service platforms, initial mood and aesthetic concepts, and an overarching strategic approach for the wellness offerings. Each opportunity was evaluated for its potential to integrate seamlessly into the overall vision while contributing to the developments’ market appeal and financial sustainability.

To ensure financial viability, Horwath HTL determined the expected revenues, expenses, and net profits of the proposed opportunities. These projections were grounded in historical performance data from comparable projects in the region, providing a realistic foundation for decision-making. The analysis also informed recommendations on asset types and high-level zoning within the master plan, ensuring the proposed wellness elements were strategically aligned with demand analysis and communicated budgets.
