Financial Due Diligence & Restructuring for Anantara Villa Padierna Palace Resort
Horwath HTL was appointed to carry out a financial due diligence and restructuring strategy for Anantara Villa Padierna Palace Resort, a luxury complex located in the heart of the Costa del Sol’s “Golden Triangle” (Marbella, Benahavís, Estepona). The project encompassed the Palace Hotel, three golf courses (Flamingos, Alferini, Tramores), the Beach Club, Thermas Hotel, Las Villas and the Racket Center.
Project scope
The engagement was structured in defined phases, beginning with a limited review of the resort’s operations, market positioning, and performance of each business unit. Horwath HTL conducted a thorough analysis of the local market and competitors, identifying unique selling points and potential areas for improvement across all facilities. Strategic recommendations included a revised business model, repositioning options, and financial projections over a 3 to 5-year horizon.
Based on these projections, our team assessed the viability of the resort under the current and proposed financial structure, including revenue forecasts, GOP estimates, and ROI scenarios. Additionally, a debt sustainability report was prepared to evaluate the resort’s ability to meet financial obligations under the restructured capital framework.
