Overview: Horwath HTL was appointed to provide asset reviews and pre-sale advice to the owners of two upscale boutique hotels located in central London with an estimated value of circa £43m. Our role as independent hotel experts was to work with the owners to help them prepare the assets for sale, and with the appointed brokers to maximise the value of the leasehold interests in the properties.
Solution: Our main scope of work included: operational reviews, contract reviews, preparation of documents for the data room as well as general transaction advice. Horwath HTL previously assisted the current owners with due diligence services for the acquisition.
Implementation: The properties attracted significant interest from a number of buyers; however, following our involvement the owners postponed the sale for a period to allow the situation to stabilise. The properties were subsequently sold for an undisclosed price.
